Reciting lease and release with marriage settlement (1735), made prior to the marriage of the said Sir John Bernard to Mary St John. Property including the Manors of Bury cum Hepmangrove, Grafham, Houghton cum Wyton, with rectories, advowsons etc; watermills including Houghton Mill; Castle Hill in Huntingdon; other lands in Brampton, Spaldwick, Upthorpe, Stow and Buckden.

Reciting also the recent death of Sir John Bernard, leaving three children: (i), (ii) and Frances Bernard, a minor. Reciting also the will of their grandfather, Sir Francis Bernard, and a legacy of £1000.
