Description1. Frances Moyer. Low Layton, Ex., wd. 2. Thomas Deeley, Pitsey, farmer. 1. to 2. Messuage with apps. called Pitsey Hall with all lands belonging, now in occup. of Thos. Deeley. Same fields (named) For 21 years at £230 p.a., plus an extra £10 for every acre ploughed of the East Marsh (64a.); the West Marsh (82a.); The Kitchen Feild and Little Mead (21a.); The Great Mead (19a.); The Church Feild (27a.); except the Church Feild which may be ploughed for half the term. And also for every acre planted with hemp, flax, woad, carrowayseed, anniseed, coalwortseeds or any other detrimental seed. Usual conditions: 1. to repair the Great Dam or sluice if more than £10 damage. 2. to leave 50a. arable for fallow on the last Ladyday of the term. 2. to lay down the Churchfield with a proper quantity of hayseed before end of term. 2. to pay all taxes, including window- tax. 2. to leave the dung heaped in the yard for the next tenant. 1. may in last year of the term sow 30a. arable with clover or grass seeds when 2. shall (sow the same lands with corn and shall) harrow the same free., 1. to pay 2. if any damage is so done. 2. not to plow more than 190a. and not to take more than 2 crops (except clover sown with a crop after the summer fallow) but in the third year to have a summers tilth or rest. 1. to pay landlord's taxes. 1. to allow to 2. at end of term 20/- per acre for the fallow land if there are 4 tilths, otherwise 5/- a tilth for as many as there are. 2. to cut trees for hedging and ditching etc. 2. to have use of premises until Midsummer after end of term. 1. to re-build in case of fire. Other usual covenants. Endorsed: 1) Memo that at time of indenture William Black agreed for 1. that the wheat barn floor shall be newlaid, the Great Sluice re-paired, the Cart shade thatched and pailing round the flower garden renewed at 1's expense as they would not otherwise last for length of term. 2) Black agrees on 1's behalf that to avoid division of the fields not more than 25 more than in lease shall be in tillage but this liberty is only for the first 15 years of term.
