Description1. Benjamin Moyer, Low Layton, Esq. 2. Francis Sawell, Pitsey, yeoman. 1. to 2. Messuage with apps. called Pitsey Hall and lands i.e. The Island (100a); The Weekehouse field (20a); The West Marsh (82a.); The East Marsh (63a.); The Wharfe field (31a.); The Churchfield (27a); The Kitchin field (19a); The Meadow field or The Little Mead (4a); Another field formerly called a Meadow (12a); The Monsley piece (8a); The Northlands (120a); 4a. of which called the Vange hooke lies in the parish of Vange, all part of the Manor of Pitsey and in the parishes of Pitsey and Vange. Reserved to 1. all timber and right to hold Court there. For 21 years at £180 p.a., plus £10 per acre for every acre ploughed of the East and W. Marsh; The Kitchen Field and Little Mead; the Great Meadow (19a); The Church field; the 8a. part of the Island near the Fleet and abutting on part of the new Dam; plus an extra £10 for every acre ploughed in the years when those closes should lie fallow or for grass, of the Great Mead (14a); the Wharfe field; the Home field and Morsley piece (21a); and the 12a. piece and 7a. piece part of the East Marsh. Plus £10 for every acre sowed with hemp, flax, woad, carroway seed or aniseed or any other detrimental seed or plant. 2. to do repairs but 1. to repair any damage of more than £10 caused by the new dam or sluice. 2. to plant an orchard. 2. to lay down for pasture the 12a. piece and the 7a. piece, part of the East Marsh and to sow the same with grass in 1732 and to continue the same closes for grass during the time of the lease. 2. to leave 50a. fallow at the last Ladyday of the lease; 2. to pay taxes; 1. to be allowed to sow 30a. of the arable land with grass seed; 2. not to plough more than 190a. at once; 2. not to cut timber except for repairs; 2. to wall the 7a. of the Home Close next to the sea and the Wickfield next to the sea, and 1. to pay £10.10s. for these walls. 2. to till the Great Mead for the first four years and to sow the same with trefoile clover beuty(?) grass St. Foyne or other grass seed in the last of the 4 years and to keep it grassed for residue of term; 2. may break up Wharfefield and till it for the first 5 years and then sow it with grass seed for residue of term; 2. may plough the Island except the afore-mentioned 8a. and may grow as much cole or cole seeds as is necessary for feeding his flocks; 2. may have the loppings etc. of the hedges provided that he keeps the hedges in good repair. 1. in the next 15 months to repair messuage and build a cowhouse and a hayhouse over it. 1. to provide timber for repairs; 1. to insure said buildings for £900. Power of distraint to 1. after 90 days or if repairs not done.
